How long does a metal roof actually last in Virginia and Maryland?
40 to 70 years for standing seam Kynar 500. 40 to 50 years for stone-coated steel. 100+ years for copper standing seam with proper patina maintenance. Paint warranty is typically 50 years; the steel substrate itself outlasts the paint.
Is metal noisy in rain?
Not when installed over a proper roof deck with synthetic underlayment. The myth comes from barn-style metal installed over open framing. Residential metal roofs over solid decking sound essentially the same as asphalt inside the home.
Will a metal roof attract lightning?
No. The myth is widespread but wrong. Lightning seeks the tallest object, not the most conductive. A metal roof on a house with trees nearby is no more likely to be struck than any other roof. If struck, metal actually disperses energy better than asphalt and is less likely to catch fire.
Will my HOA approve a metal roof?
Depends on the neighborhood. Stone-coated steel is approved almost everywhere (it visually reads like architectural shingles).
