Do you tear off the old roof or install over it?
Always full tear-off. We do not install over existing shingles. Roof-over installs trap moisture, hide rot in the decking, void the manufacturer warranty (OC will not warranty an overlay), and add weight your roof structure was not designed for. Tear-off is the only path that earns the 50-year Platinum warranty.
What if you find rotted decking on tear-off?
About 1 in 4 homes we tear off has some level of decking rot. usually around bath vents, chimney bases, or where old gutters overflowed. We have a published per-sheet rate ($65–$95 per 4×8 sheet depending on plywood vs. OSB and current lumber pricing) so there are no surprise change orders. We photograph the rot, replace the boards, then continue the install.
What time of year is best for replacement?
Asphalt shingles seal whenever the daytime high is above ~40°F, so installs work most of the winter in VA and MD. Winter often opens scheduling and sometimes discounts. Spring is busy because of storm response. Summer is fine but hot. Fall is the most popular season. The real risk to waiting is not season. it’s whether your existing roof keeps water out until install date.
