The 25% Rule

When does a damaged roof get repaired vs replaced?

If less than 25% of your roof is damaged AND the rest is under ~10 years old, repair almost always wins.

If damage exceeds 25%, OR the roof is 15+ years old with widespread granule loss, replacement is the right call.

The 15–25% / 10–15-year middle zone is where Roof Maxx restoration becomes the smartest play. Three applications over 15 years totals about half the cost of one new roof, with the same total lifespan extension.

When does repair beat replacement?

The 25% rule: if less than 25% of your roof is damaged AND the rest is under ~10 years old, repair almost always wins. If damage exceeds 25%, OR the roof is over 15 years old with widespread granule loss, full replacement becomes the better economic choice. The middle zone (15–25% damaged, 10–15 year-old roof) is where Roof Maxx restoration becomes the smartest play.

Will DreamHome try to upsell me from repair to replacement?

No. We’re the only contractor in VA + MD with BOTH Owens Corning Platinum AND Roof Maxx authorization. Three paths means our recommendation is based on what your roof actually needs, not what gives us better margin. If repair is the right call, we recommend repair. Documented in writing.

Can you match the existing shingle color?

Most of the time yes. We stock all current Owens Corning Duration and Duration Premium colors. If your roof is over 12 years old, the original color line may have been discontinued, in which case we color-match to the closest current option. After ~6 months of UV exposure, the match is typically invisible.

How long does a roof repair take?
Timing depends on the documented scope, access, weather, and material availability. We confirm timing with the written scope.

Availability depends on weather, access, crew capacity, and safety. Call the office serving your area for current availability.
What’s the warranty on a roof repair?

All DreamHome roof repairs carry a 2-year workmanship warranty. If the same leak returns within 2 years, we come back at no cost. The workmanship warranty covers our work. It does not cover new leaks elsewhere on the roof (which would be a separate repair or sign your roof needs replacement).

Is the repair covered by my insurance?

Depends on cause. Storm damage (wind, hail, falling tree) is typically covered. Wear-and-tear (age-related, missing shingles from sustained UV) is not. Our HAAG-Certified inspector documents to the methodology insurance adjusters use. We walk the inspection with your adjuster. No contingency contract; you’re not locked into using us.
