How We Build

Siding systems built for the Mid-Atlantic.

Northern Virginia and Maryland exteriors face mid-Atlantic extremes: 105 to 115 mph wind zones, summer hail, freeze-thaw winters, Chesapeake coastal humidity. We spec to ZIP code, not assumption.

01 / MATERIAL

James Hardie ColorPlus & Cedar Ridge designer vinyl

Hardie’s HZ5 climate-engineered fiber cement for premium installs (engineered for mid-Atlantic humidity + freeze-thaw). Cedar Ridge .046 mil designer vinyl for mainstream tier. Both color-matched on site with physical sample boards.

02 / SYSTEM

The full layered system, not just the panel

Tyvek HomeWrap weather-resistive barrier on every wall before siding. Reflashing every window head. Color-matched J-channel and trim. Six-nail high-wind pattern per manufacturer spec. ⅛” expansion gap for thermal movement.

Tyvek WRBReflashing6-Nail
03 / COASTAL

Chesapeake-aware specs for Anne Arundel

Bay humidity + salt-aerosol drive material choice. Hardie outperforms vinyl in humidity-tolerance on bayfront homes. Gloeocapsa magma algae also targets siding on shaded north walls. We spec the system to your ZIP code, not a one-size assumption.

04 / DIAGNOSIS

Wood rot inspection before tear-off

Every siding tear-off exposes the substrate. We probe for rot, termite damage, and house-wrap failure BEFORE quoting the install. Rot repair adders disclosed up front, not as a surprise mid-job.

Five Promises

What we put
in writing.

Customers tell us five things sealed the decision. Each one is a contract clause with a number. If we miss one, we make it right at our cost. Not a marketing line, a contract obligation.

01

Every nail, every day.

Magnetic nail sweep across the property every day of the job. Final sweep and homeowner walkthrough before departure. Landscape protection. Daily debris haul, not “we’ll come back if you find anything.”

02

HOA approval, handled.

Burke Centre Conservancy. Reston Association. Columbia Association. Greenbriar. We’ve done the architectural review committee paperwork hundreds of times — color samples to the meeting, photos for the file. You sign once.

03

Wood rot disclosed before we quote.

Every tear-off exposes the substrate. We probe during the inspection for rot, termite damage, house-wrap failure. Rot repair adders disclosed up front, not as a “we found rot, that’s $4,800 more” surprise mid-job.

04

Neighbors, not storm chasers.

Springfield and Hanover are physical offices, not PO boxes. Same crews on every job. The workmanship warranty stays valid because we’re still here in year 15. Storm chasers vanish; we don’t.

05

25-year workmanship warranty.

Layered on top of James Hardie’s 30-year prorated material warranty (or Cedar Ridge’s lifetime limited warranty for vinyl). Transferable if you sell the home. The full document is in every contract, not a verbal promise.

What to Expect

Inspection to install in seven steps.

Most homes complete install in 1-2 weeks once material lands. The longest stretches are HOA approval and material lead time, not the install itself.

Manufacturer Tiers

Hardie Preferred vs
Cedar Ridge Dealer vs VSI Certified.

Three manufacturer programs vet contractors against installation quality, warranty stewardship, and material breadth. DreamHome is qualified across all three — Hardie Preferred for fiber cement, Cedar Ridge Designer Dealer for premium vinyl, VSI Certified Installer for mainstream vinyl. The right material depends on the home, the budget, and the HOA, not the manufacturer’s marketing.

DreamHome carries every tier because mid-Atlantic homes need different materials in different neighborhoods. Reston brick-front upscale? Hardie. Burke mainstream subdivision? Cedar Ridge designer vinyl. Anne Arundel coastal? Hardie wins humidity tolerance. We choose to the home, not to the upsell.

Material Choice

Hardie vs Cedar Ridge premium vinyl: which makes sense for your home?

Fiber cement (James Hardie) wins for upscale HOA-strict neighborhoods, 30+ year horizons, and brick/stone aesthetic match. Premium vinyl (Cedar Ridge designer) wins for budget-conscious mainstream subdivisions, faster install timelines, and zero-paint maintenance. We install both. The inspection tells us which fits — not our material preference.

Local Reality

What changes when you side a NoVA or MD home.

Five region-specific things that matter here and rarely show up on contractor websites that aren’t this local.

Northern Virginia

Fairfax County permits + HOA approval, handled.

Fairfax has the strictest permit enforcement in NoVA. Combine that with the most active HOAs in the metro and a siding project becomes paperwork-heavy fast. We handle Fairfax PLUS permit applications, HOA architectural review submissions, and the color-match precision Reston and Burke Centre demand. You sign once.

Northern Virginia

Why Reston and Burke Centre siding isn’t simple.

Reston Association requires siding colors that match the master plan. The names manufacturers print on Hardie or Cedar Ridge bundles don’t always match what Reston calls “Heron Plumage” or “Aged Pewter.” Burke Centre is similarly strict. We carry physical sample boards to the HOA review meeting and document for the file.

Maryland

Why Maryland coastal siding needs different specs.

Anne Arundel sits in a different climate than Frederick or Carroll. Chesapeake Bay humidity drives Gloeocapsa magma algae growth on north walls, salt-aerosol exposure on flashing that western Maryland never sees. James Hardie’s HZ5 climate-engineered fiber cement outperforms vinyl on Bayfront homes. We spec the system to your ZIP code.

Substrate

Wood rot disclosed before we quote.

Every siding tear-off exposes the substrate. We probe during the inspection for rot, termite damage, house-wrap failure. Rot repair adders disclosed up front, not as a “we found rot, that’s $4,800 more” surprise mid-job. The quote you sign is the price you pay, barring genuine discovery items called out in the contract.

Maryland

Verify your Maryland siding contractor in 30 seconds.

Maryland uses an MHIC license, not a contractor tier like Virginia’s Class A. Verify a contractor’s MHIC at labor.maryland.gov/pq. Our MHIC is #86946. If a contractor can’t produce a current MHIC, walk away. If they say “we’re licensed in Virginia,” walk away faster. VA Class A doesn’t cover MD work.

Cost Transparency

What siding costs in NoVA and MD.

Siding replacement in NoVA and MD typically runs $14,000 to $50,000 depending on material tier, home size, and trim package. Free inspection determines the right tier for your home.

“They probed the substrate during the inspection and called out two soft spots on the east wall. No surprises when they tore off — the quote was the price. Cedar Ridge Dutch lap looks like the McLean house we wanted to copy.”

Siding FAQ

Siding questions NoVA and MD homeowners ask.

How long does siding last in Northern Virginia or Maryland?
Realistic life of James Hardie fiber cement in NoVA + MD is 40 to 50 years. Premium vinyl (Cedar Ridge designer profile) lasts 25 to 30 years. Mainstream vinyl (CertainTeed .044 mil) lasts 20 to 25 years. Older 1990s vinyl in original subdivisions is often at end-of-life now — chalking, color fade, panel buckling. If your siding is showing those signs, get a free inspection.
Is the free inspection really free?
Yes, 100% free with no obligation. We perform a substrate-probed visual inspection covering panel condition, sealant integrity, house-wrap status, soffit + fascia, flashing, and any rot or termite damage behind the existing siding. Written findings report with photos within 24 hours. No invoice if you don’t move forward.
What’s the difference between Hardie fiber cement and premium vinyl?
Hardie fiber cement is real cement + sand + cellulose fibers — 40-50 year lifespan, real wood texture, repaint every 15-20 years, 30-year prorated material warranty. Cedar Ridge premium vinyl is .046 mil designer-profile plastic — 25-30 year lifespan, imitates wood from 20 ft, zero paint maintenance, lifetime limited warranty. Hardie wins durability + resale value; vinyl wins price + maintenance. We install both honestly per home.
Do you handle wood rot found during tear-off?
Yes. We probe the substrate during the inspection BEFORE quoting, so the typical “we found rot, that’s $4,800 more” surprise doesn’t happen. If significant rot is discovered only after tear-off (rare with our probe-first process), the contract calls out the per-square-foot rate up front. The quote you sign is the price you pay, barring genuine discovery items disclosed in the contract.
Do you handle insurance claim documentation for storm-damaged siding?
Yes. Hail bruising on fiber cement, wind-blown panels on vinyl, and impact damage all qualify for insurance review. Our HAAG-certified inspector produces written findings adjusters use directly. We work alongside State Farm, Allstate, USAA, Erie, and Virginia Farm Bureau. We don’t negotiate the claim itself (that requires a public adjuster license).
What credentials should a Northern Virginia or Maryland siding contractor have?
Virginia: Class A Contractor License (verify on DPOR), liability insurance, workers compensation, manufacturer certification (James Hardie Preferred or Elite Contractor, Cedar Ridge Designer Dealer, Vinyl Siding Institute Certified Installer, CertainTeed SELECT), and HAAG Certified Inspector for storm-damage work. Maryland: MHIC license (verify on labor.maryland.gov/pq), same insurance, same certifications. Any contractor that can’t produce a current state license number should be declined.
Do you serve my city?
Yes if you’re in our NoVA or MD service territory. NoVA (served from our Springfield, VA office): Fairfax County, Arlington, Alexandria, Loudoun, Prince William, Stafford, Fauquier. MD (served from our Hanover, MD office): Anne Arundel, Howard, Montgomery, Prince George’s, Baltimore, Frederick, Carroll counties. Full city list in the link cluster below.
