FAQ

Roof inspection questions.

Is the roof inspection really free?

Yes. Free of charge, no obligation, no contingency contract. A HAAG-Certified Inspector visits your home, documents the roof with drone and ground photos, and leaves you with a written report. You’re never locked into using DreamHome. The report is yours to keep regardless of whether you hire us.

What does HAAG-Certified mean?

HAAG Education is the industry-standard methodology for residential and commercial roof inspection. The HAAG Certified Inspector. Residential credential is what insurance adjusters take seriously when assessing storm-damage claims. Our GM Kevin Butler holds this credential and audits every storm inspection DreamHome conducts.

What does a DreamHome inspection include?

A 12-point inspection: shingle condition, granule loss measurement, storm damage check, flashing inspection, pipe boot + vent condition, ridge + valley assessment, attic ventilation balance, decking condition from attic, gutter condition, skylight + chimney, soffit + fascia, age + life expectancy. Drone aerial photos plus close-up ground photos. Written report with findings and recommendations.

How long does the inspection take?

Standard residential roof inspections take 45–60 minutes. Storm-damage HAAG inspections that require insurance-grade documentation can run 90–120 minutes. The walkthrough at the end (where we show you findings) is typically 10–15 minutes. Total on-site time commitment: roughly an hour.

Do I get the photos and report?

Yes. The report and photos are yours to keep regardless of whether you hire DreamHome. You can use them for insurance claims, real estate disclosure during a home sale, or your own records. Delivered within 24–48 hours of the inspection via email.

What if my roof is fine?

We tell you. Honestly: “your roof looks great, don’t replace it.” Sometimes the right answer is “no work needed.” Sometimes it’s Roof Maxx (a $2,500–$4,000 restoration vs. $14,000 replacement). Sometimes it’s targeted repair. We’re not paid to recommend work that isn’t needed, we’re the only contractor in VA + MD with both OC Platinum AND Roof Maxx authorization, so we have multiple honest paths to recommend.

Will you climb on a steep roof?

Yes, within OSHA safety limits. For very steep roofs (above 7/12 pitch), we rely more heavily on drone photography to safely document the surface. The drone gives us higher-resolution images than ground-level binoculars and is part of every modern HAAG inspection.

How quickly can you schedule an inspection?

Most standard inspections are scheduled within 3–5 business days. Storm-damage and active-leak situations are prioritized for 24–48 hour visits with emergency tarping available during business hours. After-storm volume can extend lead times. Call as soon as you suspect damage.

Four principles Lenny refuses to compromise.

Founded by Lenny Scarola in 1999. 2,400+ verified reviews across Google, Angi, HomeAdvisor, GuildQuality, BBB, and more. We approach roofing more like a forensic investigation than a sales appointment.

01

Diagnose before you sell

Install to manufacturer spec

03

Honest pricing, no games

No inflate-and-discount. No “today only.” The quote is the price.

04

Trust compounds over time

Same leadership 25+ years. After the storms pass and the trucks disappear, what matters is who’s still standing.
