We’ve turned down treating roofs that should have been replaced. We’ve recommended Roof Maxx for roofs the homeowner thought needed replacement. The eligibility inspection exists to give you the honest answer before any pricing comes up. Treating a roof that should be replaced wastes your money. Replacing a roof that could have been treated wastes your money in a different way. Either way, we lose your trust.

That’s why eligibility is a free, in-person, written-verdict inspection. A HAAG-Certified inspector walks the roof, tests granule density and nail seal integrity, photographs the field, and checks the decking from inside the attic. The verdict is a yes, a no, or a “treat now, replace in X years.” All three are honest answers.

The six criteria

What an Inspector Checks

Six specific criteria determine whether your asphalt shingle roof is in the Roof Maxx window. Pass all six and you’re a strong candidate. Fail one or two and the verdict is usually “treat now, replace in X years.” Fail several and replacement is the right call.

01 Roof age (8 to 18 years)

The sweet spot. Younger roofs don’t need treatment yet. Older roofs are usually past the point where the bio-oil can restore enough flexibility to be worth it.

02 Granule density

The mineral granules on top of the shingle protect the asphalt from UV. Widespread bald patches or gutters full of granules mean the shingle is already shedding too aggressively to save.

03 Nail seal integrity

The factory-applied seal strip under each shingle should still be holding. If shingles lift in wind testing, the seal is gone and the shingle is past saving with bio-oil.

04 No widespread cracking or curling

Hairline crazing or one lifted shingle is fine. Widespread cracking across the field, or shingle edges curling visibly off the roof, means the asphalt is too far gone.

05 Sound decking from the attic

The plywood or OSB underneath the shingles has to be solid. Soft spots, water staining, or rot mean there’s a moisture problem that Roof Maxx cannot fix.

06 No active leaks

A leaking roof needs the leak source repaired first, not bio-oil treatment on top. Active leaks are an automatic disqualification until the underlying flashing or shingle damage is fixed.

What Disqualifies a Roof from Roof Maxx

About 1 in 5 roofs we inspect comes back “not a candidate.” We say that out loud, in writing, and we don’t try to sell you the treatment anyway. Here’s what disqualifies a roof.

Five reasons a roof is past the Roof Maxx window

  • Age over 22 to 25 years. The chemistry has progressed too far. The shingle mat is brittle past the point bio-oil can soften, and the manufacturer’s design life is exhausted.
  • Widespread granule loss or bald patches. If gutters are full of granules and large sections of the roof show the black asphalt directly, the protective layer is gone and treatment cannot restore it.
  • Lifted or curling shingles across the field. Individual shingles can be re-nailed. Widespread curling means the factory seal is gone everywhere and the shingles will keep lifting in wind regardless of treatment.
  • Soft or rotted decking. The plywood underneath has a moisture problem. Treating the shingles on top of soft decking is putting paint on a wet wall. Replace, don’t treat.
  • Active leaks or end-of-warranty product. A leaking roof needs the leak source fixed first. Shingles already at year 25 of a 30-year warranty are at the natural end of life and replacement gives you a fresh 50-year clock.

Is my roof a candidate for Roof Maxx?

Your asphalt shingle roof is likely a Roof Maxx candidate if: (1) it is 8 to 18 years old, (2) the granules are still intact across most of the roof, (3) the nail seals are still holding, (4) there is no widespread cracking or curling, (5) the decking is sound, and (6) there are no active leaks. Roofs outside this window are usually better candidates for replacement.

What disqualifies a roof from Roof Maxx?

Roofs disqualified from Roof Maxx: shingles over 22 to 25 years old, widespread granule loss or bald patches, lifted or curling shingles, soft or rotted decking, active leaks, or shingles already at the end of warranty. Treating a roof that should be replaced is throwing good money away.

How is eligibility determined?

We do a free in-person inspection. The HAAG-Certified inspector walks the roof, checks granule density, tests nail seal strength, photographs the field of the roof, and looks at the decking from the attic. You get a written eligibility report: yes, no, or “treat now, replace in X years.”

Can I do Roof Maxx myself or do I need a dealer?

The Roof Maxx product is only available through authorized dealers. Application requires training on the spray equipment, the correct application rate per square, and surface prep. DIY application voids the warranty.

Does Roof Maxx work on every type of shingle?

Roof Maxx is designed for asphalt shingles, both 3-tab and architectural. It is not for metal, tile, slate, wood shake, TPO, or rubber roofs. Asphalt is the only shingle type whose chemistry the bio-oil restores.

What if my insurance carrier is threatening non-renewal because of roof age?

Sometimes Roof Maxx satisfies the underwriter. If your carrier is threatening non-renewal based on roof age (not damage), Roof Maxx with its 5-year warranty often satisfies them. We document the application and provide written warranty paperwork you can submit. If the carrier requires replacement based on specific damage findings, Roof Maxx is not a substitute.
