Why James Hardie Is the Standard DMV Fiber Cement Siding
James Hardie is the dominant fiber cement siding in the DMV for a reason. The DMV climate’s thermal swing, freeze-thaw cycles, and oak-canopy moisture exposure destroy vinyl and cedar over time. Hardie does not warp, rot, swell, or crack like vinyl and wood substrates do. Properly installed Hardie outlasts the roof above it on most DMV homes.
“A professional siding company should not operate like a guy with a pickup truck and a ladder. Hardie installation is not difficult. Hardie installation done correctly is hard. The detail at the trim, the seam offset, the kickout flashing, the corner board, the J-channel transition, those are the moments where most installers cut a corner that telegraphs through the wall in three years.”
James Hardie Products DreamHome Installs Across the DMV
The full Hardie product range is available on every DMV install. Most DreamHome jobs combine Hardie Plank as the primary field siding with Hardie Shingle on gables and Hardie Trim at corners and windows.
Hardie Plank Lap Siding
The dominant field siding across DMV subdivisions. 6.25 inch and 8.25 inch exposures available. Smooth, Cedarmill texture, or Beaded finish. Blind-nailed per Hardie specification.
- Cedarmill (woodgrain) most popular
- Smooth for contemporary builds
- Beaded for historic and colonial homes
- 30-year non-prorated substrate warranty
Hardie Shingle Siding
Straight-edge and staggered-edge shingle panels for gable ends, dormers, and accent walls. The classic Cape Cod and shingle-style look without the maintenance of real cedar shake.
- Straight edge or staggered
- Half-round and octagon accents
- Common on Vienna, McLean, Annapolis homes
- Same 30-year warranty as Plank
Hardie Board and Batten
Hardie Panel field with HardieTrim battens at vertical intervals. The farmhouse and modern-farmhouse look that has dominated DMV custom builds since 2018.
- HardieTrim battens at 12, 16, or 24 inches
- Smooth or Cedarmill panel
- Modern farmhouse staple
- Often paired with Plank on lower elevations
HardieTrim Boards
Corner boards, window casings, frieze boards, and fascia in matching ColorPlus Technology. Hardie corners eliminate the rot problem that plagues wood trim in DMV humidity.
- Smooth or Rustic Grain
- Multiple widths to match architectural detail
- Pre-finished ColorPlus to match field
- Required for full Hardie warranty
HardieSoffit Panels
Vented and non-vented soffit panels in the matching field color. Replaces the rot-prone plywood and vinyl soffits common on 1990s and early-2000s DMV builds.
- Vented and non-vented patterns
- Required for balanced attic ventilation
- Smooth or Cedarmill finish
- Pairs with VentSure ridge vent on roof
HardieWrap and Pro-Flashing
The Hardie-specified weather barrier and self-adhering flashing. Required for the full Hardie warranty. Most non-certified installers substitute generic housewrap and lose the warranty.
- HardieWrap weather barrier
- Pro-Flashing at all penetrations
- Taped seams (required, not optional)
- Kickout flashing at every wall-roof transition
The James Hardie Installation Details Most Installers Skip
James Hardie publishes a 200-page installation specification. The full warranty depends on every detail being executed per spec. These are the details that distinguish a certified install from the average siding job.
Blind-Nail Attachment, Not Face-Nail
Hardie specifies blind-nail (nail through the top of the plank where the next plank covers it) for almost every install scenario. Face-nailing is allowed only in limited applications. Face-nailing the entire wall is a common cost-cut that voids the warranty and leaves visible nail heads that bleed rust over time.
Gap and Seam Detail
Hardie specifies a 1/8-inch gap at butt joints over flashing or backed by foam, with caulk and paint over. Non-certified installers often butt-fit seams without flashing, which traps moisture and telegraphs through the finish within two years.
HardieWrap Weather Barrier, Taped Seams
Generic housewrap substituted under Hardie voids the full system warranty. We install HardieWrap with all seams taped per spec and all penetrations sealed with Pro-Flashing.
Kickout Flashing at Every Wall-Roof Transition
Almost universally missing on older DMV installs. The kickout diverts roof runoff away from the wall. Without it, water runs behind the Hardie at the most vulnerable transition point and rots the substrate sheathing within a few years.
Corner Detail with HardieTrim
Field-mitered Hardie corners are not allowed under the warranty. Hardie specifies HardieTrim corner boards with proper flashing. We pre-finish corner boards in the matching ColorPlus before install.
Color-Touch Caulk at Field Cuts
ColorPlus Technology is factory-finished, but field cuts (corners, openings, custom lengths) expose raw substrate. Hardie ColorPlus touch-up caulk and paint, applied per spec at every cut edge, is the difference between a 30-year warranty and a 10-year exposure problem.
Our James Hardie Installation Process
Most full Hardie installs complete in 5 to 9 working days. The full process from contract to final inspection typically runs 21 to 35 days.

Siding Codes and Permits in Virginia and Maryland
- Exterior wall covering is governed by Chapter 7 of the Virginia Residential Code and the Maryland Building Performance Standards, which require a water-resistive barrier behind the siding (Section R703.2) and fastening to the manufacturer specification.
- Fiber cement such as James Hardie installs to the HardieZone HZ5 specification for the Mid-Atlantic. Vinyl siding must meet the wind-pressure and fastening requirements of Section R703.11.
- Flashing at windows, doors, and roof-to-wall intersections is a code requirement, not an upgrade. Skipping it is the most common cause of hidden moisture damage behind siding.
- Many Virginia and Maryland jurisdictions require a permit for full siding replacement. DreamHome confirms it with the local building official before scheduling.
Neighborhoods We Work In
DreamHome crews are on roofs and walls across Northern Virginia every week, including Annandale, Burke, Alexandria, Fairfax, and across the bridge in Maryland communities such as Columbia, Bowie. We live in these communities, we know the housing stock, and we know which county building official issues the permit.
That local footprint is not a marketing line. It is why we already know the HOA architectural rules in places like Burke Centre, Reston, and Columbia, and the inspection quirks county to county.
