Crews Who’ve Done This Since 1999

DreamHome started in 1999 in Springfield, Virginia. We’ve been installing vinyl siding from CertainTeed, Mastic, and Royal Building Products for the entire stretch. Builder-grade lap, mid-tier insulated profiles, premium board-and-batten and shake accents. The install details that hold up at year 15 and year 25 are the same details a cheap installer skips.

Tight-nailed siding buckles in summer heat. Loose-nailed siding rattles in wind. We nail centered in the slot with the 1/32 inch gap every panel needs.

Vinyl Done Right vs. Vinyl Done Cheap

Vinyl siding installation looks simple. It isn’t. The cheap install, the one we re-do six years later because the homeowner got quoted “$6,000 for everything,” skips the things that matter.

What our crews do that most siding installers skip

  • House wrap inspected and repaired. Old water-resistive barrier checked at every penetration. Tape replaced where needed. Sheathing inspected for rot.
  • Proper nailing pattern. Vinyl moves. Nails go through the slot centered, with 1/32 inch gap, not driven tight. Tight-nailed siding buckles in summer heat.
  • J-channel and trim detail. Corner posts, J-channel at windows and doors, undersill trim at the bottom. The details where water gets in.
  • Kick-out flashing at every roof-wall termination. Without it, water sheets behind the siding and rots the sheathing.
  • Color-matched caulk and trim. Not just whatever’s on the truck.

An installer who skips these steps gets the siding on faster and cheaper. They also leave you with buckling panels at year 4 and warranty disputes at year 8.

Corner posts, J-channel around windows and doors, undersill trim, starter strip dead level.

6

Vinyl installation

Nails centered in the slot with 1/32 inch gap. Panels locked but free to move. Cuts caulked with color-matched bead.

What VA and MD Homeowners Say

4.9★★★★★
2,500+ Verified Homeowner Reviews
★★★★★
“We had three other quotes for vinyl. DreamHome was the only one who pulled a panel off and showed me the rotted sheathing underneath before talking price. They scoped the repair, then the siding. No surprise change orders.”

Christopher D., Reston VA

★★★★★
“Insulated vinyl was worth the upgrade. Living room is on the north side and used to be cold all winter. Same room, same heat, the difference is real. And the house looks 10 years newer from the curb.”

Linda P., Annapolis MD

★★★★★
“They came back six months later because I called about a piece of J-channel I noticed had popped. Sent two guys, fixed it in 20 minutes, no charge. That’s the after-sale service nobody talks about until they need it.”

Michael T., Fairfax VA

Common Questions

Frequently Asked Questions

How much does vinyl siding replacement cost in Virginia and Maryland?

Most Virginia and Maryland vinyl siding replacements run $8,500 to $18,000 for a single-family home. The variables: square footage, profile (Dutch lap, double 4, board-and-batten), insulation backing, trim and corner detail, and prep work needed.

How long does vinyl siding last?

Quality vinyl siding (CertainTeed, Mastic, Royal Building Products) is rated for 40+ years on the substrate. Color holds for 20 to 30 years on modern UV-stabilized lines. Cheap builder-grade vinyl can fade or warp inside 10 to 15 years.

Can vinyl siding be repaired, or does it need full replacement?

Vinyl siding can be sectionally repaired if the color is close enough to match (more difficult on faded older siding) and the substrate behind it is sound. We do both, repair and full replacement, and tell you honestly which makes sense.

What is the warranty on vinyl siding?

Most premium vinyl lines (CertainTeed Cedar Impressions, Mastic Quest, Royal Crest) carry a lifetime non-prorated substrate warranty and a fade warranty in the 20 to 30 year range. Both transfer to the next owner.

Should I insulate behind vinyl siding?

Yes, for most projects. Insulated vinyl (a thin EPS foam backer bonded to the panel) adds R-2 to R-4, dampens noise, stiffens the panel against impact, and is usually $1.50 to $2.50 per sq ft over standard vinyl. Worth it on the front and sides of the home that face weather.
